A) All of our house plans will come with the following information; cover sheet - table of contents, exterior elevations (noted and dimensioned), floor plan(s) (noted and dimensioned), electrical plan(s), framing plan(s) - joist layout plan(s), foundation footprint, at least one cross-section, and any other relevant details, including, but not limited to, a typical detail sheet showing common construction methods. We do NOT include any HVAC (Heating, Ventilation, Air-conditioning) drawings, M.E.P. (Mechanical, Electrical, Plumbing), i.e. plumbing layouts showing pipe sizes and locations, electrical wiring and/or panel diagrams, or location specific engineering.

A) No. Because these plans are sold worldwide, we cannot provide site-specific engineered drawings for all locations. We recommend you contact a local structural engineer to find out what they will need prior to purchasing, because many will require the CAD files.

A) Our plans are drawn to the IRC (International Residential Code) and UBC (Uniform Building Code).

A) The majority of all orders received and processed prior to 12 p.m. (Central Time) will be shipped out that same day. Ground shipping takes an estimated 3-5 business days for delivery. We use Lone Star Overnight for all locations within their service area, and FedEx for all locations outside of this area. Remember, FedEx does not deliver to PO boxes.

A) Absolutely. Simply contact us or ask a sales representative to email you the info you need.

A) Sure, simply email, call, or chat with a sales representative and we can get you a modification quote. Modification charges will vary depending on the severity and/or complexity of the change, and will be charged to you accordingly. Please contact us for more details.

A) We recommend the Electronic Reproducible Media. This is a full-size PDF print of the plan that we will email you as soon as the order is processed. It's the fastest, most efficient way to get the sets you need. Any local print-shop should be able to print you your sets from this set. Most builders will need between 10-15 sets.

A) Mirror reverse is simply a house plan that has been mirrored horizontally. The text and dimensions will all be reversed; it will appear as if you're looking at a mirror image of the plan. Right-reading reverse is a flipped house that has all the text and dimensions re-arranged to read from left to right or bottom to top.

A) No. Due to copyright laws, only the copyright holder (Guy M. Land Designer, Inc.) can reproduce the sets. With the reproducible media, and the Electronic Reproducible Media, a copyright release will be emailed to you upon request granting permission to the original plan purchaser the right to reproduce sets as needed.

A) One time. Please contact us for information on multiple-use licenses.

A) Unfortunately, no. All sales are final. If the order has been processed and shipped, there cannot be any refunds. If you change your mind prior to the order being processed (printed), we will gladly cancel your order at no cost to you.

A) Generally, all orders received before 12 p.m. (Central Time) will be shipped out the same day. The delivery time will vary based on the shipping method you select at checkout.

A) Sure you can. Simply contact us for a shipping quote prior to check out. Failure to do so could result in shipment delays and customs fees for which you could be responsible.

A) Yes, your information is protected. We do not store any credit card information on our server. It is removed from our system as soon as your transaction is approved. All transactions are encrypted to protect your information.

A) We have several builders that we can recommend to you depending on where you are in the country. Since our plans are predominantly sold in the United States, we work with builders across the nation, and over the years, have developed relationships with them, and they are familiar with our plans. A) An Architect is a professional designer that has taken a licensing exam with the A.I.A. (American Institute of Architects). A Building Designer is also a professional designer, and has been certified by either an A.I.B.D. licensing exam (C.P.B.D. - Certified Professional Building Designer) or by multiple referrals from leading industry members (P.B.D. - Professional Building Designer). Architects have the legal right to provide their plans' engineering, whereas Building Designers outsource their plans' engineering requirements.
